Good location, with easy access to the Ettrick Hills and Main Street in the middle of a lovely town. The staff were friendly and provided a warm welcome upon arrival.- The room was really warm, which was appreciated during the cold winter nights.
The room and facilities could use a thorough cleaning and update in terms of decor. The mattresses were uncomfortable, with springs poking through and in need of replacement.

One thing that could have made the breakfast even better is if the wait time for provisions could have been reduced.
